Conditional Use Permit. There is a residence located on APN: 187-070-23 directly south of <br /> the project parcel. A patio cover is proposed as part of the religious assembly facility and <br /> is within 50 feet of the southern property line. Pursuant to Development Title section 9- <br /> 400.040[d][3][ii], screening is required where the proposed use is within 50 feet of a property <br /> that has a residential use. As a result, screening along the southern property line abutting <br /> APN: 187-070-23 will be required as a condition of approval. This requirement and the other <br /> recommended Conditions of Approval will ensure that the use is compatible with adjoining <br /> land uses. <br />
