CONDITIONS OF APPROVAL <br /> PA-2400005 <br /> BONNER WILLIAMS MENDEZ / DILLON & MURPHY <br /> Lot Line Adjustment Application No . PA-2400005 was approved by the Community Development <br /> Department on June 28 , 2024 , which is the effective date of approval . This approval will expire on <br /> December 28 , 2026 , which is 30 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact Staff : ( 209 ) 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment between as shown on the site plan dated <br /> January 8 , 2024 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner . Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department . The legal descriptions shall be prepared , stamped , and <br /> signed by a Registered Civil Engineer , qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors ' Act , or a Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 [b] ) <br /> c . WILLIAMSON ACT CONTRACT : The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the " Notice of Lot Line Adjustment" . The " Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete . Filing Fees are required for this application . (Government Code Section <br /> 51257 ) <br /> d . LOT WIDTH : The following requirements shall apply : <br /> 1 . Parcel 1 shall have a minimum lot width of 330 feet , measured at the front yard setback <br /> line . ( Development Title Section 9 - 203 . 030 ) <br /> e . LOT SIZE : The following requirements shall apply : <br /> 1 . Parcel 1 shall have a minimum parcel size of two acres . <br /> f . PROPERTY LINE SETBACK : The following requirements shall apply : <br /> 1 . The existing shed and studio shown on the east property line for Parcel 1 shall be setback a <br /> minimum of 15 feet from the proposed property line . ( Development Title Section 9 - 203 . 030 ) <br /> 2 . The existing barn shown on the west property line for Parcel 2 shall be setback a minimum of <br /> 10 feet from the proposed property line . ( Development Title Section 9 - 203 . 030 ) <br /> 2 .
