CONDITIONS OF APPROVAL <br /> PA-2400050 <br /> EDWARD A . & LAURIE MACHADO TRUST / QUARTAROLI & ASSOCIATES <br /> Lot Line Adjustment Application No . PA-2400050 was approved by the Community Development <br /> Department on June 12 , 2024 , which is the effective date of approval . This approval will expire on <br /> December 12 , 2026 , which is 30 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped , and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors ' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 [b] ) <br /> c . LOT SIZE : The following requirements shall apply : <br /> 1 . Each parcel shall be a minimum of two acres in size . <br /> d . LOT WIDTH : The following requirements shall apply : <br /> 1 . The existing residence on Parcel 1 shown to the north of the rear property line of Parcel 1 must <br /> be setback 21 feet from the proposed rear property line . The existing covered shed on Parcel 1 shown to the east of the side property line of Parcel 1 must <br /> be setback 10 feet from the proposed side property line . <br /> 3 .
