INSURANCE OF TENANT'S PROP- <br />ERTY IS A MATERIAL CONDITION OF THIS AGREEMENT AND IS FOR THE BENEFIT OF BOTH TENANT AND OWNER. FAILURE TO <br />CARRY THE REQUIRED INSURANCE IS A BREACH OF THIS AGREEMENT AND TENANTASSUMES THE RISK OF LOSS TO STORED <br />PROPERTY THAT WOULD BE COVERED BY SUCH INSURANCE. <br />DEPOSIT: TENANT shall pay in advance a deposit of $ , receipt of which is hereby acknowledged, to secure TENANT'S faithful <br />performance of all of the terms of this agreement. TENANT agrees that Owner need not segregate this deposit from other funds, and that <br />no interest will be due for the period of time during which the deposit is held. This deposit shall be returned to TENANT within 14 days after <br />TENANT surrenders the rented space to Owner, less all charges for cleaning, repairing, or otherwise preparing the space for rental to others. <br />At Owner's sole option, amounts may be withheld from the deposit to compensate Owner for rent, cost of disposing abandoned property or <br />any other charges, due and unpaid under this agreement, at the time TENANT relinquishes, abandons, or the rights under the rental agree- <br />ment are otherwise terminated by operation law. <br />LIEN ENFORCEMENT: Owner's storage liens on a vehicle or vessel shall be enforced pursuant to section 3071 of the Civil Code (vehicle) <br />or Section 503 of the Harbors and Navigation Code. <br />Vehicle and RV storage spaces are outside parking spaces protected by perimeter fencing. For long term storage, Owner recommends <br />protective vehicle or vessel covers. Personal property must not be stored in TENANT'S RV/vehicle/vessel such that the personal property <br />is visible. TENANT is responsible for any fluids draining from stored vehicle or vessel. Facility is not responsible for loss or damage to <br />stored vehicles or vessels or their contents. In the event of lien enforcement procedures through the department of motor vehicles, TENANT <br />agrees to pay an additional charge of $100.00 to cover such processing. TENANT must fill in an addendum for any additional vehicle or <br />vessel stored. (If TENANT exchanges primary vehicle or vessel within the leased space during period of use, secondary vehicle or vessel <br />must be declared in supplemental addendum.) Any vehicle or vessel on site not designated by addendum may be towed.
