The site lies within the unincorporated area of <br /> San Joaquin County. This Department has had considerable contact <br /> with the proponents of this project in the past and we would like <br /> to offer the following information: <br /> 1. The area is subject to 100-year flood and is within an AH <br /> zone. This would indicate that flooding is possible between a <br /> depth of one and three feet. The County has adopted regula- <br /> tions which require that any residential units have a finish <br /> floor elevation at least one foot above the flood elevation. <br /> This project will have to comply with that minimum requirement. <br /> 2 . The area is within the boundaries of what is considered the <br /> Stockton Urban Area. The General Plan for this site is <br /> designated Low Density Residential , which would allow develop- <br /> went on the site of between two and sixunitper acre. This <br /> s <br /> dependent upon <br /> density factor may be increased by 25 percent, <br /> the type of project involved. For instance, density increases <br /> can be allowed for projects which are aimed at low- and <br /> moderate-income families. <br /> 3 . Although we have not, as of this date, received a formal <br /> application for this project, we have gone through preliminary <br /> review of the proposal and numerous suggestions and require- <br /> ments have been offered to proponents which they are taking <br /> into account in their final design. <br />
