The site lies within the unincorporated area of
San Joaquin County. This Department has had considerable contact
with the proponents of this project in the past and we would like
to offer the following information:
1. The area is subject to 100-year flood and is within an AH
zone. This would indicate that flooding is possible between a
depth of one and three feet. The County has adopted regula-
tions which require that any residential units have a finish
floor elevation at least one foot above the flood elevation.
This project will have to comply with that minimum requirement.
2 . The area is within the boundaries of what is considered the
Stockton Urban Area. The General Plan for this site is
designated Low Density Residential , which would allow develop-
went on the site of between two and sixunitper acre. This
s
dependent upon
density factor may be increased by 25 percent,
the type of project involved. For instance, density increases
can be allowed for projects which are aimed at low- and
moderate-income families.
3 . Although we have not, as of this date, received a formal
application for this project, we have gone through preliminary
review of the proposal and numerous suggestions and require-
ments have been offered to proponents which they are taking
into account in their final design.
