ATTACHMENT B
Lennar Disclosure for Hillview
County/City Landfills. There are two (2) former landfills containing buried refuse at the
southwest and southeast corners of 1-580 and Corral Hollow Road, one of which is owned by the
County of San Joaquin, and one of which was owned by the City of Tracy but has now been
transferred to private owners. Although no longer in operation, former landfills can generate
odors, and other nuisances related to their previous use. Methane generated from the decay
of refuse in landfills can sometimes migrate to neighboring property.
The San Joaquin County Environmental Health Department EHD (EHD) sent a letter to Seller
dated May 30, 2023, which recommends methane mitigation and monitoring measures because
of potential health and safety risks of methane. Buyer acknowledges that Buyer has received and
reviewed this letter, which is attached as Attachment A. Haley & Aldrich, an expert in
environmental safety, has confirmed that there is no evidence that methane is presently migrating
or is likely to migrate in the future from the former landfills, and concluded that "methane mitigation
and monitoring measures are not recommended". Further information regarding Haley & Aldrich's
testing and conclusions can be found in Seller's letter to EHD dated July 13, 2023, which attaches
Haley & Aldrich's report, dated July 6, 2023. Buyer acknowledges that Buyer has received and
reviewed this letter (including the Haley & Aldrich report), which is attached as Attachment B.
Notwithstanding the foregoing, Seller makes no representation that Buyer will not be otherwise
impacted by the former landfills.
2603 Camino Ramon, Suite 525 J San Ramon, CA 94583 1 925.315.0366 1 Lennar.com/BayArea
B A Y A R E A
LENNAM
