CONDITIONS OF APPROVAL <br />PA-2400353 <br />KENNETH G. ROBERTSON AND DEBORAH W. ROBERTSON TR / QUARTAROLI & ASSOCIATES <br />Lot Line Adjustment Application No. PA4400353 was approved by the Community Development <br />Department on January 22, 2026, which is the effective date of approval. This approval will expire on <br />July 22, 2029, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment, <br />1, COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between as shown on the site plan dated, <br />September25, 2024, <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped, and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br />c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br />enter into a new contract prior to recording the "Notice of Lot Line Adjustment'. The "Notice of Lot Line <br />Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br />complete. Filing Fees are required for this application. (Government Code Section 51257) <br />d. LOT SIZE: The following requirements shall apply: <br />1. Parcel 1 shall be between 2 and 6 net acres in size (PA-1000035, M.S.) <br />2. Parcel 3 and Parcel 4 shall be at least 40 acres in size. (Development Title Section 9-203.030) <br />e. LOT WIDTH: The following requirements shall apply: <br />1. Parcel 1 shall have a lot width of 150 feet (PA-1000035, M.S.) <br />2, Parcel 2, Parcel 3, and Parcel 4 shall have a minimum lot width of 330 feet, measured at the <br />front yard setback line. (Development Title Section 9-203.030) <br />f. PROPERTY LINE SETBACKS: The existing solar panels at the northside of Parcel 1 shall be setback <br />15 feet from the side property line. <br />2. DEPARTMENT OF PUBLIC WORKS (Contact Staff: [209] 468-3000, see memo dated, 2024) <br />NOTES AND INFORMATION ONLY: <br />Parcel 1, Parcel 2, and Parcel 3 are under Williamson Act Contract No. WA-12-C1-0181.
