Without lim€&j ion, (a) no Repairs s ell result in any stroctaual damage to the Demmised <br /> Properrty or any injury to anY persons, b) Tel=ts shall ensure thw the quality of materials and <br /> workmanship of any Repairs meets or exceeds the Quality of mawrials and workmanship of the <br /> Improvements prior to the need for such repairs; (c) all Repairs shall fully comply with applicable <br /> Law, including requirernems of any Americans with Disables Act (AD A) laws and regulauom, <br /> the requirements of any vovenwfls, conditions, restrictions or other Pen itted encumbrances the are <br /> of record regarding the Demised Property, and any applicable repair standards and requirements <br /> promulgated by Tenants for its (or its subsidiaries' or Affiliates' or frambisees') properties or by <br /> Teimts' fwzhisor (if applicable). Landlord shall have no dory whatsoever to rnaintaen, replace, <br /> upgrade, or repair any portion of the Demised Property, including any strucun-4a it--=, roof or <br /> roofn rtiatcrials. or any abovegwund or mound storage tanks, or conduct impmvernents to <br /> satisfy ADA requirements, and Tenants hereby expressly waives the right to make Repairs at the <br /> expense of landlord, which: right may be provided for in any applicable Law now or lkereinafter in <br /> eft. In addition to Landlord's rights under Secdffl 15.QZ if Tenannts fails or neglects to commence <br /> and diligently proceed with all Repairs or fulfill its other obligations as set forth above within flVAy <br /> (30) days after receipt of written notice of the need therefor from Landlord or any other PersDn <br /> describing the applicable Repair or other obligation, then Landlord or its agents may ewer the <br /> Dernised Property for the purpose of Ong such Repairs or fulfilling those obligations.
