CONDITIONS OF APPROVAL <br /> PA-2500222 <br /> TOMMY NOLAM&CHRISTINE MARIE ROY/TOMMY NOLAM&CHRISTINE MARIE ROY <br /> Lot Line Adjustment Application No. PA-2500222 (LA) was approved by the Community <br /> Development Department on November 25th, 2025, which is the effective date of approval. This <br /> approval will expire on May 25th, 2028, which is 30 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, <br /> if required by the Land Surveyors'Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to recordation <br /> of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: (209)468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 2 parcels as shown on <br /> the Site Plan submitted July 22, 2025. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions <br /> of the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-511.050[b]) <br /> c. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcel 1 and Parcel 2 shall have a minimum lot width of 200 feet, measured at the front <br /> yard setback line.
