d. LOADING: One loading spaces shall be provided, one for each warehouse space. Each <br /> space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum <br /> height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu <br /> of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. <br /> (Development Title Section 9-406.110) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1. Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feetwide.(Development Title Section 9-406.060[n][1]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations,Title 23, Division 2, Chapter 2.7. <br /> 2. All required front and street-facing side setbacks, except for areas used for driveways and <br /> entries, shall be landscaped. (Development Title Section 9-402.030[a]) <br /> 3. A minimum 10-foot-wide landscaped strip along North State Route 99 West Frontage Road <br /> respecting the ultimate right-of-way width of West Linne Road, shall be installed across the <br /> frontage of the project site. (Development Title Table 9-402.030[B][2]) <br /> 4. Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> 1. All storage materials and related activities, including storage areas for trash,shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-ways. This screening shall be <br /> between 6 and 8 feet in height. Items stored within 100 feet of a public street, or a Residential <br /> zone shall not be stacked higher than 2 feet above the adjacent screen. Exceptions can be <br /> approved by the Zoning Administrator. (Development Title Section 9-400.040[d][3][C][i]) <br /> 2. All exterior electrical cage enclosures and storage tanks shall be screened from view from adjacent <br /> public streets and Residential zones. (Development Title Section 9-400.040[d][3][C][ii]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. All off-street parking areas where the parking area is used at night shall be provided with exterior <br /> lighting. (Development Title Section 9-406.060[m]) <br /> 2. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted,except onto public roads, provided, however,that such light shall <br /> not cause a hazard to motorists. (Development Title Section 9-406.060[m][3]) <br /> 3. All lighting shall be on a time clock or photo-sensor system so as to be turned off during daylight <br /> hours and during any hours when the parking area is not in use.
