CONDITIONS OF APPROVAL <br /> PA=2500352 <br /> GRANITE CONSTRUCTION CO/GRANITE CONSTRUCTION CO <br /> Lot Line Adjustment Application No. PA-2500352 was approved by the Community Development <br /> Department on December 30th, 2025, which is the effective date of approval. This approval will <br /> expire on June 30th,2028,which is thirty months from the effective date of approval,unless a Notice <br /> of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the <br /> Land Surveyors'Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to recordation <br /> of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: (209) 468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 2 parcels as shown on the Site <br /> Plan submitted October 27, 2025. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcel 1 and Parcel 2 shall have a minimum lot width of 100 feet, measured at the front yard <br /> setback line. (Development Title Section 9-202.030) <br /> 2.
