STANDARDS AND ORDINANCE REQUIREMENTS <br /> PA-2500417 <br /> BELAL KAIFI/BELAL KAIFI <br /> Zoning Compliance Review No. PA-2500417 (Z) was approved by the Community Development <br /> Department on February 18,2026.The effective date of approval is February 18,2026.This approval <br /> will expire on February 18,2029,which is 36 months from the effective date of approval, unless (1) <br /> all Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force,and (3)all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Those requirements followed by a Section Number have been identified as Ordinance Requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: (209)468-3121) <br /> a. APPROVED USE: This approval is to establish and operate a Short-Term Rental in an existing <br /> single-family, 6-bedroom residence as shown on the Site Plan dated December 20, 2026. (Use <br /> Type: Accessory Short-Term Rentals["Home-Shares"] <br /> b. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-610.070) <br /> c. TERM AND RENEWAL: A Zoning Compliance Review is required to establish or operate a short- <br /> term rental: <br /> (1) A short-term rental permit shall be valid one year from the date the application has <br /> been approved, unless it is revoked sooner. (Development Title 409.030(b)) <br /> (2) An application for renewal must be filed with the Community Development Department <br /> at least 30 calendar days before the permit expires. If any of the documentation or <br /> information supplied as part of the application process has changed since the permit <br /> was approved, the applicant must submit updated information and documentation with <br /> the application for renewal. POSTING OF PERMIT INFORMATION: <br /> (1) A permittee shall provide a copy of the short-term rental permit, business license, and <br /> all applicable regulations and standards in a conspicuous place in the rental unit. <br /> (Development Title 409.030(e)(1)) <br /> (2) In any advertisement for a short-term rental, the permittee shall specify the short-term <br /> rental permit number, business license number, maximum occupancy, maximum <br /> number of vehicles allowed, and the applicable quiet hours at the short-term rental. For <br /> the purposes of this subsection, "advertisement" means any method used to solicit <br /> interest in the short-term rental, including but not limited to internet-based listing or <br /> hosting services. (Development Title 409.030(e)(2)) <br /> (3) A Nuisance Response Plan shall be submitted with the application and provided on- <br /> site during rental periods, and for the 24 hours prior to and after each rental period. <br /> The Nuisance Plan shall provide a method of contacting the property owner, applicant <br /> or an alternative person that is a responsible party and can address concerns raised <br /> by nearby businesses and/or residents that will likely be significantly impacted by <br /> PA-2500417 (Z)—Standards and Ordinance Requirements 1 <br />
