CONDITIONS OF APPROVAL <br /> PA-2600010 <br /> EDWARD J. DOLORES M. CARDOZA TR/SHAWN LUCAS SAMANIEGO <br /> Lot Line Adjustment Application No. PA-2600010 was approved by the Community Development <br /> Department on February 25,2026,which is the effective date of approval. This approval will expire on <br /> August 25, 2029, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record -of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: (209)468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated January 7, 2026. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment'shall be recorded prior <br /> to conveyance of property through deeds by the -owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped, and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. LOT SIZE:The following requirements shall apply: <br /> 1. Parcels 1 and 2 shall be a minimum of 20 gross acres in size. (Development Title Section 9- <br /> 203.030) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcels 1 and 2 shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-203.030) <br /> 2.
