(Terraphase) has prepared this proposal at your request to perform <br /> supplemental subsurface investigation tasks at the 1010 Industrial Drive property in Stockton, California <br /> (the "Site").The work will be conducted on behalf of SSL Law Firm LLP's client, Pardee Industrial Drive <br /> LLC(Pardee). <br /> The Central Valley Regional Water Quality Control Board (RWQCB) conditionally approved Terraphase's <br /> August 2025, Supplemental Environmental Investigation Report in its December 22, 2025, Review <br /> Comments, Supplemental Environmental Investigation Report, 1010 Industrial Drive Stockton, San <br /> Joaquin County Letter.This proposal provides a scope of work to complete the following recommended <br /> investigation activities and to address the RWQCB's requests: <br /> • Install a source area groundwater monitoring well and soil-gas probe; <br /> • Resample the previously installed and new soil-gas probes and groundwater wells; <br /> • Collect a set of indoor and outdoor ambient air samples; <br /> • Calculate a site-specific attenuation factor utilizing the soil gas and indoor air analytical data; <br /> • Conduct a screening-level soil gas intrusion risk assessment for the target chemicals present in <br /> indoor air; <br /> • Prepare isoconcentration contours of contaminants of concern (COCs) on Site for soil, soil gas, and <br /> groundwater; and <br /> • Prepare an investigation report that summarizes the results and provides recommendations to <br /> RWQCB for steps to achieve Site closure. <br /> N <br /> C <br /> C <br /> O <br /> N <br /> C <br /> 3 <br /> C <br /> O <br /> ti <br /> O <br /> rl <br /> O <br /> 1300 Clay Street,Suite 1000 I Oakland,California 94612 I www.terraphase.com <br />
