CONDITIONS OF APPROVAL <br /> PA-2500426(LA) <br /> THOMAS ALLEN 11 AND SARA MARIE GILES/GREEN GROWERS, LLC/BEYOND BOUNDARIES C/O <br /> LORRIE SILVA <br /> Lot Line Adjustment Application No. PA-2500426 was approved by the Community Development <br /> Department on...2026, which is the effective date of approval. This approval will expire on...2027, <br /> which is 36 months from the effective date of approval, unless a Notice of Lot Line Adjustment has <br /> been recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: (209)468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated December 10, 2025. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped, and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcel 1 and Parcel 2 shall have a minimum lot width of 330 feet, measured at the front <br /> yard setback line. (Development Title Section 9-203.030) <br /> d. PROPERTY LINE SETBACK: The existing barn depicted on the Site Plan for Parcel 1 shall be <br /> setback a minimum of 10 feet from the proposed side property line and 15 feet from the proposed <br /> rear property line.
