The effective date of approval is March 25, 2026. This approval will <br /> expire on March 25, 2029, which is 36 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force,and(3)all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Those requirements followed by a Section Number have been identified as Ordinance Requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: (209)468-3121) <br /> a. APPROVED USE: This approval is to establish and operate a short-term rental in an existing <br /> single-family, 6-bedroom residence as shown on the Site Plan dated January 27, 2026. (Use Type: <br /> Accessory Short-Term Rentals ["Home-Shares"] <br /> b. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-610.070) <br /> c. TERM AND RENEWAL: A Zoning Compliance Review is required to establish or operate a short- <br /> term rental: <br /> (1) A short-term rental permit shall be valid one year from the date the application has been <br /> approved, unless it is revoked sooner. (Development Title 409.030(b)) <br /> (2) An application for renewal must be filed with the Community Development Department at least <br /> 30 calendar days before the permit expires. If any of the documentation or information supplied <br /> as part of the application process has changed since the permit was approved, the applicant <br /> must submit updated information and documentation with the application for renewal. <br /> (Development Title 409.030(b)(1)) <br /> d. POSTING OF PERMIT INFORMATION: <br /> (1) A permittee shall provide a copy of the short-term rental permit, business license, and all <br /> applicable regulations and standards in a conspicuous place in the rental unit. (Development <br /> Title 409.030(e)(1)) <br /> (2) In any advertisement for a short-term rental, the permittee shall specify the short-term rental <br /> permit number, business license number, maximum occupancy, maximum number of vehicles <br /> allowed, and the applicable quiet hours at the short-term rental. For the purposes of this <br /> subsection, "advertisement" means any method used to solicit interest in the short-term rental, <br /> including but not limited to internet-based listing or hosting services. (Development Title <br /> 409.030(e)(2)) <br /> (3) A Nuisance Response Plan shall be submitted with the application and provided on-site during <br /> rental periods, and for the 24 hours prior to and after each rental period.
