CONDITIONS OF APPROVAL <br /> PA-1600208 <br /> HOLLY COMMERCE CENTERXIER&WRIGHT <br /> Lot Line Adjustment Application No. PA-1600208 was approved by the Community Development <br /> Department on October 13, 2016 ,which is the effective date of approval.This approval will expire on <br /> April 14, 2018, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated September 14, 2016. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH:The following requirements shall apply: <br /> 1. Parcels 1 and 2 shall contain a minimum of 2.0 acres in size (Development Title Section 9- <br /> 872.2[d]). <br /> 2. Parcels 1 and 2 shall have a minimum lot width of 100 feet(Development Title Section 9-872.2[g]). <br /> 2.
