INTRODUCTION <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site: The project consists of one parcel totaling 123.2"- acres. The project is <br /> in a agricultural community. The address is 3359 N. Fine Road, Linden, CA 95286 and zoned <br /> AG-40. The Assessor's Parcel Number is 105-240-04. <br /> Description of proposed development: The purpose of this project is to subdivide the existing <br /> 123.2 acre parcel into three 40 acre parcels and one 3.2 acre homesite parcel. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE <br /> 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br /> owner, The Beckley Vineyard Limited Partnership, has owned subject property for over 10 <br /> years. The past and present uses of the property has been for residential and agricultural <br /> purposes. The future use of Parcel 1 will be for agricultural purposes. The future use of <br /> Parcel 2 and 3 will continue to be for agricultural and residential use. The future use of the <br /> Homesite Parcel will be for residential use. <br /> 3.0 CHEMICAL AND PHYSICAL PROPERTIES OF SOIL <br /> 3.1 Description of existing chemical and physical properties of soil: For a description of the <br /> chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil <br /> Suitability report prepared by Dillon & Murphy attached in the Appendix. <br /> 3.2 Description of the mass transport properties of the soils underlying the site with respect <br /> to the nitrate and/or any other constituent of concern identified for the project site: The <br /> results from the percolation tests prepared by Dillon & Murphy have determined that the site is <br /> permeable to a maximum depth of exploration of 25 inches. The soil type allows for infiltration <br /> of water through the top soils. The infiltration rate will limit the natural treatment of the sites <br /> soils as they drain moderately from the surface layers. <br /> The soil survey by US Department of Agriculture(USDA) indicates that there are two types of <br /> soil on this site. The soils are Cogna Loam and San Joaquin Sandy Loam. Cogna Loam consists <br /> of 0 to 25 inches of loam, 25 to 38 inches of clay loam, followed by 38 to 64 inches of loam. <br /> The Cogna Loam comprises approximately 28%of the project site. San Joaquin Sandy Loam <br /> consists of 0 to 13 inches of sandy loam, 13 to 20 inches of clay, followed by 20 to 60 inches of <br /> indurated soil. The San Joaquin Sandy Loam comprises approximately 72% of the project site. <br /> 1 <br />
