CONDITIONS OF APPROVAL <br /> PA-2600114 <br /> LANCE &AMY BAVARO/SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No. PA-2600114 was approved by the Community Development <br /> Department on June 12,2026,which is the effective date of approval. This approval will expire on June <br /> 12,2029,which is 36 months from the effective date of approval,unless a Notice of Lot Line Adjustment <br /> has been recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: (209)468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated April 1, 2026. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped, and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. PROPERTY LINE SETBACK: The following requirements shall apply: <br /> 1. The existing dwelling on the Site Plan for Parcel 1 shall be setback a minimum of 10 feet from <br /> the proposed interior property lines, and 30 feet from the proposed front property line. <br /> (Development Title Section 9-203.030) <br /> 2. The existing garage on the Site Plan for Parcel 1 shall be setback a minimum of 10 feet from <br /> the proposed interior property lines, and 30 feet from the proposed front property. <br /> (Development Title Section 9-203.030) <br /> 3.
