INTRODUCTION <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site: The project consists of one parcel totaling 12" acres. The project is in <br /> an agricultural community. The address is 10779 S. Airport Rd., Manteca, California 95336 and <br /> is zoned AU-20. The Assessor's Parcel Number is 177-500-28. <br /> Description of proposed development: The purpose of this project is to create a 2.01 acre <br /> parcel and one 9.99 acre parcel from the existing 12 acre parcel. This application was approved <br /> based on the two pre-1961 houses on one parcel provision. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE <br /> 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br /> owner, Elmer's Farm, LLC, has owned subject property for 7 years. The past and present use of <br /> the property has been for residential and agricultural purposes. <br /> 3.0 CHEMICAL AND PHYSICAL PROPERTIES OF SOIL <br /> 3.1 Description of existing chemical and physical properties of soil: For a description of the <br /> chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil <br /> Suitability report prepared by Dillon & Murphy attached in the Appendix. <br /> 3.2 Description of the mass transport properties of the soils underlying the site with respect <br /> to the nitrate and/or any other constituent of concern identified for the project site: The <br /> results from the percolation tests prepared by Dillon & Murphy have determined that the site is <br /> permeable to a maximum depth of exploration of 37 inches. The soil type allows for infiltration <br /> of water through the topsoil. The infiltration rate will limit the natural treatment of the sites soils <br /> as they drain moderately from the surface layers. <br /> The soil survey by US Department of Agriculture (USDA) indicates that there are three types of <br /> soil on this site. The soil types are Delhi Loamy Sand, Honcut Sandy Loam and Veritas Fine <br /> Sandy Loam. The southwest portion of the site is made up of Veritas Sandy Loam which <br /> consists of a top layer of 0-54 inches of fine sandy loam followed by a 54-70 inches cemented <br /> layer. The west portion of the site is made up of Honcut Sandy Loam which consists of 0-60 <br /> inches of sandy loam. The soil in the northern portion of the property is Delhi Loamy Sand and <br /> consists of 0-26 inches of loamy sand followed by 26-60 inches of sand. <br /> 1 <br />
