(Partner), on behalf of Mr. Surendar Jindal (owner) has prepared this <br /> Phase II Subsurface Investigation Work Plan for the property addressed at 444 Mossdale Avenue in Lathrop, <br /> California (herein referred to as the "subject property"). <br /> Project History <br /> Partner was provided with an AEI Consultants (AEI) Phase I Environmental Site Assessment Report (Phase 1) <br /> for the subject property, dated April 21, 2026, prepared on behalf of Columbia Bank. Based on the <br /> information provided, the subject property consists of one parcel of land comprising 0.83-acre located on <br /> the northwest side of Mossdale Road, southeast of Interstate 5, within a mixed residential and commercial <br /> area of Lathrop, San Joaquin County, California. The subject property is currently developed with a single- <br /> story building and is occupied by a Chevron gasoline station and Extra Mile convenience store. On-site <br /> operations consist of retail sale of gasoline and diesel fuel and convenience store items. In addition to the <br /> current structure, the subject property is improved with a fuel dispenser canopy, six fueling islands, 12 fuel <br /> dispensers,asphalt-paved parking/drive areas,storage trailer,dumpster enclosure,water well, pressure tank <br /> and water treatment equipment, pole-mounted sign, stormwater detention pond, and landscaped areas. <br /> According to available historical sources reviewed by AEI, "the subject property was identified to consist of <br /> unimproved land and/or agricultural land dating back to at least 1915; residential and agricultural from at <br /> least 1937 to 1968; and was developed with a gasoline service station from 1972 until 2014. Demolition of <br /> the former service station building occurred in 2014/2015, with construction of the existing convenience <br /> store building in 2014/2015. The site has operated with the current improvements as a gasoline/diesel <br /> fueling station and convenience store since 2015." <br /> The following recognized environmental condition (REC)was identified in the AEI Phase I: <br /> • "The subject property currently operates as a gas station. AEI's review of historical and regulatory <br /> agency records indicated that the subject property contains one (1) 20,000-gallon double-walled <br /> steel/fiberglass UST [underground storage tank], which is split into a 10,000-gallon regular unleaded <br /> gasoline compartment, 4,000-gallon premium unleaded gasoline compartment and 6,000-gallon <br /> diesel fuel compartment.The UST was installed on the southwestern side of the subject property on <br /> More Than Just Assessments.Solutions. <br />
