(Partner) has prepared this Phase II Subsurface Investigation Work <br /> Plan for the property addressed at 10304 West Linne Road in Tracy, California (herein referred to as the <br /> "subject property"). <br /> Project History <br /> Partner completed a Phase I Environmental Site Assessment Report(Phase 1) for the subject property, dated <br /> February 20, 2024, on behalf of Copart. Based on the information reviewed and the site reconnaissance,the <br /> subject property consists of one parcel of land comprising 32.92 acres located on the south side of West <br /> Linne Road within a commercial and industrial area of Tracy, San Joaquin County, California. The subject <br /> property is currently developed with three buildings totaling 7,108 square feet and is currently vacant. In <br /> addition to the current structures, the subject property is improved with asphalt-paved parking areas, <br /> drainage features, sheds, perimeter fencing, metal canopies, and temporary structures. <br /> According to available historical sources, the subject property was formerly undeveloped as early as 1916; <br /> developed as part of gravel pit from circa 1974 to circa 1982; and developed with the current structures <br /> circa 1989. <br /> The following recognized environmental condition (REC) was identified in the Phase 1: <br /> The subject property is equipped with two on-site septic systems located in the south portion of the <br /> property. The septic systems were presumably installed circa 1992 and updated in 2013. The subject <br /> property has been utilized for industrial purposes since construction in 1989.The on-site septic systems <br /> act as a direct conduit to the subsurface of the subject property for any materials discharged as a result <br /> of the on-site industrial operations. The subject property has been occupied by various industrial <br /> concrete manufacturers,the last tenant Oldcast Precast vacated the subject property in 2022 and since <br /> then the property has been vacant. The potential exists for the industrial operations to impact the <br /> subsurface of the subject property via the septic systems. The industrial use coupled with the presence <br /> of the septic systems is considered a REC. <br /> Based on available information from the State Water Resources Control Board (SWRCB) Geotracker website <br /> for a Leaking Underground Storage Tank site (facility identification number T0607700371) located <br /> approximately 1 mile to the south of the subject property, groundwater is anticipated to be first <br /> encountered at approximately 120 to 127 feet below ground surface (bgs) with flow direction to the <br /> northeast. The subsurface is expected to consist of silty sand with gravel to at least 20 feet bgs. <br />
