(1) The proposed use will change the occupancy from Group R Division 3 occupancy to Group B <br /> occupancy (UBC Section 3405). The structure must be brought into compliance with all <br /> current code provisions including structural, plumbing, mechanical, electrical, energy and <br /> disable access requirements. A licensed architect or registered engineer shall prepare all <br /> documents. <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed '/4 inch per foot (C.C.R., Title 24). <br /> D. Provide one vain parking space. <br /> E. Provide restrooms conforming with all disabled access requirements. (C.C.R., Title 24) <br /> (Uniform Plumbing Code, Table 4-1) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. The site is located in an area of historical flooding in 1958. All new structures shall have finished <br /> floors and equipment(including electrical, plumbing, HVAC and its ducting) located two feet above <br /> the immediate adjacent grade. <br /> b. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> c. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> d. The frontage improvements for Ray Road shall be constructed in conformance with the standards for <br /> one-half of a 60-foot-wide right-of-way Rural Collector road. (Development Title Section 9-1150.2) <br /> e. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$1,398.00 per 1,000 gross square feet <br /> of building designated as Service/Commercial in the Lodi area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolutions R-00-433) <br /> f. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $780.00 per 1,000 gross square feet of <br /> building designated as Commercial/Industrial. The fee is based on the current schedule. <br /> (Resolution R-06-38) <br /> g.
