REFER TO TENTATIVE MAP NO. TM P19-0419 <br />TENTATIVE MAP CONDITIONS OF APPROVAL <br />Planning & Engineering Division — Standard Conditions of Approval <br />1. This approval recommendation is for the Tentative Parcel Map included at Attachment A. <br />2. Comply with all applicable Federal, State, County and City codes, regulations and adopted standards and pay all applicable fees. <br />3. The property owners, developers and/or successors -in -interest (ODS) shall be responsible for the City's legal and administrative costs associated with defending any legal challenge of the <br />approvals for this project or its related environmental document. <br />4, In order to minimize any adverse financial impact on the City of Stockton (COS) associated with development and/or use of the subject site, the ODS agrees that it will not challenge or protest any <br />applicable fees associated with the development of the site, but if such fees are amended or modified, the ODS agrees to pay such fees as they may be amended or modified from time to time. <br />Planning & Engineering Division — Project Specific Conditions of Approval <br />5. The subdivision is within the Area of Benefit #68 (McKinley Gardens Storm Drainage). All AOB Fees are due at filing of the Final Subdivision Map. <br />6. Upon approval of the Tentative Parcel Map, the ODS shall annex into and comply with all requirements of the Citywide Services and Maintenance Community Facility District (CFD) in accordance <br />with City Council adopted Resolution 2018- 07-017-1301. <br />7. An access easement shall be provided from APN# 163-170-04 to Stockton Street, of a width and location approved by the Director, prior to the recordation of parcel map. <br />Municipal Utilities District — Project Specific Conditions of Approval <br />8, The ODS shall submit detailed subdivision improvement plans, These plans shall show all on-site and off-site utilities necessary to provide water, storm, and sanitary sewer utility service. These <br />plans shall be designed in accordance with the City's most recently adopted water, storm, and sanitary collection system master plans, and the City's Public Works design standards. <br />9. Any on-site wells and septic tanks shall be abandoned and destroyed prior to recordation of any final map. Standard for abandonment and destruction shall be as <br />required by San Joaquin County Department of Environmental Health. <br />10. The property Owners, Developers, and/or Successors in Interest shall comply with any and all requirements, and pay all associated fees, as required by the City's <br />Storm Water Pollution Prevention Program as set forth in its NPDES Storm Water Permit. <br />11. All new homes will require residential fire sprinklers designed and installed per NFPA1 3-D standards. <br />14. The entire driveway shall be dedicated as a fire lane and shall have fire lane signage posted in addition to red -painted curbs all the way back, specifically on the <br />north side of the driveway and the turnaround area in the site. The south side of the driveway will be allowed to have vehicle parking. <br />15. One -inch water meter will be required for each home to support fire sprinkler and domestic water use demand. <br />16. The ODS shall be responsible for the relocation of an existing power pole in the main access of the site. The ODS shall trim the trees on residential properties <br />(APN#161-170-02 and 78) and the trees shall be cropped to 13'6" minimum which will provide a clear and unobstructed path for the vehicle to travel prior to the start- <br />up of combustible construction or placement of combustible construction materials on the site. <br />17. The ODS shall be responsible for providing a tow service to keep a 100 -foot entrance clear of any vehicles. A tow sign, including contact company/name and <br />phone number shall be posted on both sides of fire lane. <br />18.
