LANDSCAPE NOTES <br />SITE & DRAWING REVIEW: <br />The Landscape Contractor will inspect the site and be familiar with all existing site conditions, <br />and will review related drawings and ensure coordination with all applicable trades prior to <br />submitting a bid. <br />SOIL PREPARATION & GRADING: <br />The Landscape Contractor is responsible for final grading +/— .01 and surface drainage of all <br />planting areas. All proposed grades are to meet and blend with existing grading at project <br />limit and no low spots, which hold standing water, will be accepted. The Landscape <br />Contractor will spread 6 cubic yards of treated fir/pine bark and 25 lbs. of commercial <br />fertilizer (6-20-20) per 1000 square feet of landscape planting to all areas to be planted. <br />These materials will be throughly rototilled into the top 12" of soil (unless otherwise noted <br />on the drawings). After installation of the irrigation system all planting areas to be raked <br />smoothly and all rocks and pebbles over t" in diameter removed from the site. <br />GROUNDCOVER: <br />Install plant materials at the spacing noted on the legend. After the groundcover is planted; <br />a pre—emergent spray will be applied to all planting areas as per manufacturers' <br />recommendations. The 1ondscape Contractor will assume responsibility for the use of <br />chemical products and will supply the Owner with a written record of the type of chemical <br />used, date applied and rate of application. <br />GROUNDCOVER MULCH: <br />All planting areas, to receive a 3" layer of 1/4" to 1{h" diameter "Utility Mulch" (or approved <br />equal) after all trees, shrubs, and groundcovers have been planted. <br />GENERAL PLANTING NOTES: <br />Plant trees a minimum of 3'-0" from the edge of curbs, walks and light fixtures. Coordinate <br />tree planting with drain and pipe line locations to avoid conflict. <br />CLEAN UP: <br />After completion of work, all rubbish and surplus materials will be removed and the site left <br />neat and clean. <br />MAINTENANCE & GUARANTEE: <br />The Landscape Contractor will maintain the project for 90 days following approval to begin <br />the Maintenance Period. Regular watering, cultivating, weeding, repair of stakes and ties, <br />and spraying for insects will be performed. Lawns will be mowed regularly and fertilized as <br />necessary to maintain vigorous growth and good color. All plant materials will be <br />guaranteed to be in a healthy, thriving condition until the end of the Maintenance Period. <br />All trees will be guaranteed for one (1) year for the Date of Acceptance. <br />SITE OBSERVATIONS: <br />The Landscape Contractor is to notify the Owner or Owner's Authorized Representative 48 <br />hours prior to a required site observation. There will be a site observation of plant locations, <br />and a final site observation at the conclusion of the Maintenance Period. Prior to the final <br />site observation, all landscape areas are to be weed free and all plants in a healthy, thriving <br />condition. Notify the Owner or Owners Authorized Representative 7 days prior to the <br />anticipated date of the final site observation. <br />IRRIGATION NOTES <br />The Irrigation Contractor will inspect the site and be familiar with all existing site conditions, <br />and will review related drawings and ensure coordination with all applicable trades prior to <br />submitting a bid. <br />Irrigation system will be installed in conformance with all applicable state and local codes <br />and ordinances, and by licensed contractors and experienced workmen. Irrigation <br />Contractor will obtain and pay for all required permits and fees relating to his work. <br />Irrigation Contractor to notify all local jurisdictions for inspection and testing of installed <br />backflow prevention devices. <br />Irrigation <br />Contractor to verify the location of <br />existing underground utilities and structures <br />prior <br />to the excavation <br />of trenches. <br />The Irrigation <br />Contractor will repair any damage caused <br />by <br />his work <br />at no additional cost <br />to the Owner. <br />into one valve box in each group of valves. <br />Representative. <br />It is the responsibility of the Irrigation Contractor to familiarize himself with all site conditions. <br />He will coordinate his work with the General Contractor and other subcontractors for the <br />location and installation of pipe sleeves through walls, under roadways, paving structures, <br />etc. The Irrigation Contractor will not install the sprinkler system as indicated on the drawings <br />when it is obvious in the field that obstructions, grade differences, or differences in the area <br />dimensions exist that might not have been considered in the engineering. Such obstructions <br />or differences should be brought to the attention of the Owner or Owner's Authorized <br />Representative. In the event that this notification is not performed, the Irrigation Contractor <br />will assume full responsibility for any revisions necessary. <br />The sprinkler system is based on the operating pressure shown on the irrigation drawings. The <br />Irrigation Contractor will verify water pressure prior to any construction. Report any <br />differences between the water pressure indicated on the drawings and the actual pressure <br />reading at the irrigation point—of—connection to the Owner or the Owners Authorized <br />Representative immediately. <br />Due to the scale of the drawings, it is not possible to indicate all offsets, fittings, sleeves, etc, <br />which may be required. The Irrigation Contractor will carefully investigate the structural and <br />finished conditions affecting all of his work and plan his work accordingly, which includes <br />furnishing such fittings, etc. as may be required to meet such conditions. <br />This design is diagrammatic and indicative of the work to be installed. All piping, valves, etc. <br />shown within paved areas is for design clarification only and will be installed in shrub <br />planting areas. Avoid any conflicts between the sprinkler system, planting and architectural <br />features. Parallel pipes may be installed in a common trench. Pipes are not to be installed <br />directly above one another. <br />The Owner's Electrical Contractor will supply 120 volt A.C. (2.5 AMP) service to the controller <br />location. Irrigation Contractor will make final connection from the electrical stub out to the <br />controller. Irrigation control wire will be a minimum standard of X14 UL and approved for <br />direct burial. Common wire will be white in color, wiring to individual remote control valves <br />will be red or black in color. <br />Each <br />controller to <br />have its <br />own independent ground <br />wire. Install two (2) spare control wires <br />of a <br />different color along <br />the entire mainline. Loop <br />thirty—six inches (36*) excess wire into <br />each <br />single valve <br />box and <br />into one valve box in each group of valves. <br />IRRIGATION NOTES CONT. <br />Splicing of 24 volt wires will only be permitted in valve boxes. Leave a twenty—four (24") coil <br />of excess wire at each splice and one hundred feet on center (100' D.C.) along wire run. <br />Splices are to be made with a copper crimp—type connector and on approved epoxy splice <br />pack. Tape wire in bundles at ten feet on center (10' D.C.). No taping permitted inside <br />sleeves. <br />Install valve boxes perpendicular to walks, curbs, lawns, buildings, or landscape features. At <br />multiple valve box groups, each box will be an equal distance from the walks, curbs, lawns, <br />etc. Align valve boxes with adjacent pavement edges or building for a neat appearance. <br />Valve boxes to conform with finish grade. All valves to be set in a minimum of twelve inches <br />(12� of drain gravel. <br />Trenching is to provide twenty—four inches (24") of cover over lines installed under paved <br />areas, eighteen inches (18") of cover over mainlines and control wires, and twelve inches (12") <br />of cover over lateral lines. All piping under pavement will be sleeved. (Verify these <br />requirements with local jurisdiction prior to the start of work.) <br />For mainline piping inside sleeves use a minimum standard of 1120-315 PSI PVC Plastic Pipe <br />with Schedule 40 couplings. <br />All sprinkler heads will be set perpendicular to finish grade of the areas to be irrigated. Heads <br />will be installed 6"-8" from building walls, or within 2" of pavement, curbs, or header edges. <br />Where low head drainage occurs a check valve will be installed. <br />Irrigation Contractor will flush and adjust all sprinkler heads for optimum performance and to <br />prevent possible overspray onto walks, roadways and/or buildings as much as possible. This <br />will include selecting the best degree of arc to fit the existing conditions and to throttle the <br />flow control of each valve to obtain the optimum operating pressure for each system. All <br />mainlines will be flushed prior to the installation of remote control valves. Lateral lines will be <br />flushed prior to the installation of irrigation heads. At thirty (30) days after installation, each <br />system will be flushed to eliminate glue and dirt particles from the lines. <br />All excavations are to be filled with compacted backfill. The Irrigation Contractor will <br />promptly repair all settled trenches up to one (1) year after completion of work. Additionally, <br />Irrigation Contractor will warrant that the irrigation system will be free from defects in materials <br />and workmanship for a period of one (1) year after the final acceptance of work. <br />NOTE: Irrigation Contractor will verify a minimum <br />pressure of 60 <br />PSI <br />and a <br />maximum output of <br />35 GPM at <br />the Point—of— Connection <br />prior to <br />the start <br />of any work.
