<br />A parcel of land in Sections ten (10) and eleven (11), Township
<br />one (1) South, Range five (5) East, Mount Diablo Base and Meridian,
<br />being a portion of that certain tract of land situated on Union
<br />Island described in deed to Leslie C. Brooks et ux, recorded in
<br />Volume 1060, page 25, Book of Official Records of San Joaquin County,
<br />said portion being more particularly described as follows:
<br />Commencing at that certain point described as "29-A", in the
<br />=.,,,.south line of the 417 acre tract of land described in Decree of
<br />'Distribution of the Estate of Annie H. Lucas recorded in Volume
<br />2798, page 638, Book of Official Records of San Joaquin County,
<br />from which said point a concrete monument in the eastern slope of
<br />Kidd Levee bears North 890 591 30" East 10.00 feet; thence from
<br />said point of commencement, North 89e 591 30" East along the south
<br />line of said 417 acre tract, being the north line of said Brooks
<br />et ux, lands, a distance of 507.13 feet to the easterly line of said
<br />Brooks lands; thence along the easterly line of said Brooks lands,
<br />South 360 111 22" West 484.57 feet and South 270 261 52" West 637.28
<br />feet to the true point of beginning of the following described parcel
<br />of land; thence continuing along the easterly line of said Brooks
<br />lands, South 270 26' 52" West 373.19 feet; thence continuing along
<br />the easterly line of said Brooks lands, South 360 24, 45" West
<br />1538.44 feet to a point from which the northeast corner of that
<br />certain parcel of land described in deed to Joe G. Rodgers et ux,
<br />recorded in Volume 2826, page 604, Book of Official Records of San
<br />Joaquin County and shown as a 1.00 acre parcel of land on map of
<br />survey filed in Volume 13, page 27, Book of Surveys, San Joaquin
<br />County Records, bears South 36e 24, 45" West along the easterly
<br />line of said Brooks lands, a distance of 141.87 feet; thence leaving
<br />said easterly line of Brooks lands, northeasterly on a curve to the
<br />right, radius 2495.53 feet (the chord of which bears North 310 16,
<br />34" East 446.81 feet), an are distance of 447.41 feet; thence North
<br />360 24, 45" East, parallel with and forty (40) feet westerly of
<br />(measured at a right angle) the aforesaid easterly line of Brooks
<br />lands, 845.27 feet; thence northeasterly on a tangent curve to the
<br />left, radius 10,071.02 feet (the chord of which bears North 350 001
<br />2411 East 494.21 feet), an are distance of 494.26 feet; thence tan-
<br />gent, North 330 36, 02" East 122.88 feet to the true point of beginning.
<br />Containing 1.458 acres, more or less, of which 0.305 acre, more
