A twenty-two ( 22 ) foot wide strip of land in Section twenty- eight (28), Township one (1) South, Range seven (7) East, Mount Diablo Base and Meridian, also being a portion of Lot 52 of Section No, 3 Summer Home Tract, the map or plat of which is filed in Volume 3, page 19, Book of Official Maps and Plats, San Joaquin County Records, and more particularly described as follows; Commencing at the east quarter -corner of said Section.twenty- eight (28), also being the intersection of the center line of 40 f.00t wide Southland Road with the center line of forty (40) foot wide Cottage Avenue; thence leaving -said east section line, South 53' 30" West 20.01 feet to the TRUE POINT OF BEGINNING, being the intersection of the west line of said Cottage Avenue with the north line of that certain 15 foot wide South San Joaquin Irriga- tion District easement described in deed recorded in Volume 1997, page 449, Book of Official Records of San Joaquin County; thence South 10 381 30" East along the west line of said Cottage Avenue 487.93 feet; thence leaving said west line, South 880 211 30" Wdst 22.00 feet to the northeast corner of the 0.34 acre parcel of land shown on Map of Survey recorded in Volume 19, page 109, Book of Surveys, San Joaquin County Records; thence North 10 381 30" West parallel with and 22.0 feet westerly of, measured at a right angle, the west line of said Cottage Avenue, a distance of 487.37 feet; thence North 860 531 30" East along the north line of aforesaid South San Joaquin Irrigation District easement 22,00 feet to the true point of beginning, said 22.00 foot wide strip of land being shown on Map of Survey recorded in Volume 26, page 168, Book of Surveys, San Joaquin County Records, Approved as to Description Containing 0.246 acre, more or less, WILLIAM J.
