EXHIBIT "A" <br /> All that certain real property situated in the unincorporated area, County of San <br /> Joaquin, State of California, described as follows: <br /> A single parcel of land comprised of the following two (2) parcels: <br /> PARCEL ONE: <br /> A parcel of land being in a portion of Section 13, Township 3 North, Range 5 <br /> East, Mount Diablo Base and Meridian, more particularly described as follows: <br /> The east one-half of the following described property: <br /> Beginning at a point on the center of Terminous Road which is south 890 45' 00" West, <br /> 2352.50 feet from the northeast corner of Section 13; thence South 890 45' 00" West, <br /> 2238.00 feet; thence South 000 10' 00" East, 1875.00 feet; thence North 890 31' 00" <br /> East 2238.00 feet; thence North 000 10' 00" West, 1865.70 feet to the point of <br /> beginning. <br /> PARCEL TWO: <br /> Together with a portion of that certain parcel of land as described in deed recorded <br /> August 13, 1927, in Volume 191 of Official Records, Page 358, San Joaquin County <br /> Records, said portion being all that part of said parcel situate within the boundary of that <br /> land conveyed to Arthur Kidroski, et ux, by deed recorded March 4, 1959 in Volume <br /> 2152 of Official Records, Page 243, San Joaquin County Records. <br /> EXCEPT THEREFROM that portion conveyed to the State of California by instrument <br /> recorded April 2, 1969, in Book of Official Records, Volume 3293, Page 158, San <br /> Joaquin County Records. <br /> ALSO EXCEPT THEREFROM the following described parcel of land: <br /> Beginning at the intersection of the south right-of-way of State Highway Route 12 and <br /> the west line of the property described as Parcel One in Document No. 2002-184294 <br /> dated October 18, 2002, San Joaquin County Records; thence along said south right- <br /> of-way , North 890 45' 00" East, 300.00 feet; thence leaving said right-of-way and <br /> parallel with said west line, South 00° 10' 00" East, 60.00 feet; thence parallel with said <br /> south right-of-way, North 89° 45' 00" East, 30.00 feet; thence parallel with said west <br /> line, South 00° 10' 00" East, 869.46 feet; thence parallel with said south right-of-way, <br /> South 890 45' 00" West, 330.00 feet to said west line; thence along said west line, <br /> North 000 10' 00" West, 929.46 feet to the point of beginning, containing 7.00 acres, <br /> more or less. <br /> The resultant single parcel of land described above also currently being designated as Assessor's Parcel <br /> Numbers (APN's): 055-160-23, 24, 25, 43, 44 and 73 <br />
