94056759 <br /> 1 described property with certain conditions of approval which _ <br /> 2 require an Irrevocable Offer to Dedicate a 25-foot wide <br /> 3 right-of-way along the northerly property line of APN 193-220-30 <br /> 4 (Exhibit "A" ) , with one-half of a fifty-foot ( 50 ' ) radius <br /> 5 cul-de-sac at its west end. <br /> 6 NOW, THEREFORE, for and in consideration of the approval of <br /> 7 Minor Subdivision MS-92-63 , it is agreed by and between the <br /> 8 parties hereto as follows: <br /> 9 1 . OWNERS represent and warrant that they are the fee title <br /> 10 OWNERS of the land described in Exhibit "A" which is attached <br /> 11 hereto and incorporated herein. <br /> 12 2. OWNERS agree to convey to COUNTY fee title interest free <br /> 13 and clear of all taxes , liens, encumbrances and assessments <br /> 14 within ninety ( 90 ) days after written request for the same <br /> 15 is made by COUNTY of the land described in Exhibit "B" which <br /> 16 is attached hereto and incorporated herein. Said land is to <br /> 17 be used as a public roadway. <br /> 18 3.
