EXHIBIT "A" All that certain real property situated in the unincorporated area, County of San Joaquin, State of California, described as follows: A portion of the northwest quarter of Section twenty-two (22) and the northeast quarter of Section twenty-one (21), Township Four North, Range Six East (TAN.,R.6E.), Mount Diablo Base and Meridian (M.D.B.&M.) being a portion of Lots fourteen (14) and fifteen (15) of PERLEY TRACT filed for record in Book 4 of Maps and Plats, Page 11, San Joaquin County Records, being more particularly described as follows: BEGINNING at the northeast corner of Lot 16 of said PERLEY TRACT being on the south line of said Lot 15; thence South 890 50' 46" East along the south line of said Lots 14 and 15, a distance of 1090.94 feet; thence North 000 09' 07" East, 1111.5 feet to the north line of said Lot 14; thence westerly along the north line of said Lots 14 and 15, a distance of 845 feet, more or less, to the northwest corner of said Lot 15; thence in a general southerly and southwesterly direction along the westerly line of said Lot 15 to the intersection with a line that bears North 630 19'.54" West from a point that bears North 190 01' 57" East, 40.86 feet from the northeast corner of Lot 16 of said PERLEY TRACT; thence South 630 19' 54" East, 875 feet, more or less, to said point; thence South 19° 01" 57" West, 40.86 feet to the point of beginning. _ EXCEPTING THEREFROM any portion of the land lying within the natural bed of the Mokelumne River and its tributaries below the ordinary high water mark where it was located prior to any artificial or avulsive changes in the location of the shoreline. ALSO EXCEPTING THEREFROM the following described parcel of land: The east ten (10) acres of that certain parcel of land described as follows: Beginning at the northeast corner of Lot 16 of said PERLEY TRACT being on the south line of said Lot 15; thence South 89° 50' 46" East along the south line of said Lots 14 and 15, a distance of 1090.94 feet; thence North 00° 09' 07" East, 1111.5 feet to the north line of said Lot 14; thence westerly along the north line of said Lots 14 and 15, a distance of 845 feet, more or less, to the northwest corner of said Lot 15; thence in a general southerly and southwesterly direction along the westerly line of said Lot 15 to the intersection with a line that bears North 630 19' 54" West from a point that bears North 190 01' 57" East, 40.86 feet from the northeast corner of Lot 16 of said PERLEY TRACT; thence South 63° 19' 54" East, 875 feet, more or less, to said point; thence South 190 01' 57" West, 40.86 feet to the point of beginning.
