• i s • <br /> Emil Is Liquor <br /> 1405 California Street, Escalon, California <br /> Phase II Environmental Audit <br /> 1.0 Site Location <br /> Emil's Liquor s Store and Service Station is located on the southeast corner of Main <br /> and California streets in the incorporated city of Escalon, California. The parcel is <br /> identified by the San Joaquin County Assessor's Parcel Map as parcel number 227-070- <br /> 31 and has a physical address of 1405 California Street (Figure 1). <br /> 2.0 Scope of Work <br /> Emil's Liquor is currently undergoing an Environmental Audit as a condition of sale. <br /> The lending agency has requested a Phase I and Phase II Environmental Audit prior to <br /> funding an escrow for this sale transaction. The Phase I Historical Environmental <br /> Audit has identified the site's previous historical usage as a service station and a liquor <br /> store (Figure 2). Located on the site are three (3) under ground storage tanks, two (2) <br /> fuel islands (one functional, one removed) and a waste oil tank. Because of this <br /> activity four (4) soil borings to the saturation zone have been arranged for to evaluate <br /> the subsurface and capillary fringe for possible petroleum hydrocarbon contamination <br /> as a direct result of the historical and current usage (Figure 2). <br /> 3.0 Drilling <br /> Permits will be obtained as necessary for all wells (including borings) before drilling <br /> begins. Borings will be drilled using a hollow stem auger no less than 3.25" ID (inside <br /> diameter) and 8.875" OD (outside diameter). <br /> All drilling equipment will be thoroughly steam-cleaned before drilling begins, to <br /> prevent the introduction of contamination from off site, and between borings to prevent <br /> cross contamination. <br /> i <br />
