The parcel is
identified by the San Joaquin County Assessor's Parcel Map as parcel number 227-070-
31 and has a physical address of 1405 California Street (Figure 1).
2.0 Scope of Work
Emil's Liquor is currently undergoing an Environmental Audit as a condition of sale.
The lending agency has requested a Phase I and Phase II Environmental Audit prior to
funding an escrow for this sale transaction. The Phase I Historical Environmental
Audit has identified the site's previous historical usage as a service station and a liquor
store (Figure 2). Located on the site are three (3) under ground storage tanks, two (2)
fuel islands (one functional, one removed) and a waste oil tank. Because of this
activity four (4) soil borings to the saturation zone have been arranged for to evaluate
the subsurface and capillary fringe for possible petroleum hydrocarbon contamination
as a direct result of the historical and current usage (Figure 2).
3.0 Drilling
Permits will be obtained as necessary for all wells (including borings) before drilling
begins. Borings will be drilled using a hollow stem auger no less than 3.25" ID (inside
diameter) and 8.875" OD (outside diameter).
All drilling equipment will be thoroughly steam-cleaned before drilling begins, to
prevent the introduction of contamination from off site, and between borings to prevent
cross contamination.
i
