My client will also be prepared to <br /> expend up to a maximum of $10 , 000 . 00 to secure <br /> environmental clearances on the subject properties . As <br /> part of my client 's offer, assuming that there is required <br /> more than $10, 000 . 00 in environmental remediation of the <br /> property, my client would be in a position to spend an <br /> additional $60, 000 . 00 toward the remediation so long as <br /> that acted as a credit against the purchase price for the <br /> subject property; <br /> 2 . In conjunction with this proposal, my clients <br /> will also clear all refuse and debris from the subject <br /> properties including but not limited to tires, concrete, <br /> refuse, weeds and level the properties as needed to <br /> complete the on-site remediation. These tasks will not act <br /> as a' credit toward the $10, 000 . 00 or any potential amount <br /> exceeding that $10 , 000 . 00 as above-referenced. My clients <br /> anticipate that these efforts will take a substantial <br /> amount of time and cost given the refuse located on the <br /> subject properties; <br /> 3 . My clients are also prepared to erect a fence <br /> around the North Hubbard property, and put a fence on the <br /> frontage of the Marsh property in conjunction with his work <br /> to clean up the subject properties; <br /> 4 . ' This agreement would obviously be contingent <br /> upon the County of San Joaquin releasing all liens <br /> including but not limited to taxes, assessments and such <br /> other actions that they have effecting the subject <br /> properties so that my clients can restore appropriate title <br /> in their names and seek to develop the subject properties . <br /> This proposal is also contingent upon my clients being able <br /> to enter into a valid contract towards the purchase of <br /> these properties from Mr. Cloud. It is anticipated that <br /> Mr . Cloud will be paid no monies for these properties , and <br /> in fact the purchase price will be paid to the County of <br /> San Joaquin as above-referenced; <br />
