Geotechnical Report: All infrastructure designs shall be shown on the grading and <br /> improvement plans and shall comply with and incorporate the recommendations of the <br /> Geotechnical Engineering Studies. Condition shall be met before approval of Final or Parcel <br /> Map. <br /> 20. Environmental Hazards: Comply with all recommendations of the Environmental Site <br /> Assessment prepared for the project. Condition shall be met prior to beginning any <br /> construction on the related Final or Parcel map. <br /> 21. Agricultural Drainage Improvement Phasing: A Surface and Subsurface Drainage Facilities <br /> Relocation and Improvement Plan for Mountain House Business Park and adjacent areas <br /> shall be submitted to and approved by BBID and Mountain House Community Services <br /> District(MHCSD) General Manager. The plan shall include but not be limited to the following: <br /> A. Phasing for relocation and improvement of surface and subsurface drainage facilities; <br /> B. Locations and timing; <br /> C. Identification of"dewatering"areas and temporary or permanent methods for the <br /> dewatering system and connections to the storm water collection system as <br /> determined necessary by the plan; <br /> D. BBID Encroachment Permits. <br /> Condition shall be met, as approved by the MHCSD General Manager, prior to approval <br /> of the first Final or Parcel Map. <br /> 22. The developer shall prepare an SB 221 report to address the community's potable water <br /> supply needs prior to filing of any of the project's Final or Parcel Maps. <br /> 23. Prior to issuance of the first building permit, the developer shall comply with the most recent <br /> update of the MHTIF and of the Community Facilities Fee (CFF) Plan as determined by the <br /> MHCSD. <br /> 24. The conditions of approval that are in any prior approved Tentative map within the Mountain <br /> House Master Plan area will be coordinated to offset or reduce any overlapping conditions of <br /> this map. <br /> 25. Fire Station: Prior to filing of the Final or Parcel map, if determined by the General Manager, <br /> fire mitigation measures shall be provided that satisfy the Fire Protection plan as determined <br /> by the General Manager. <br /> A. 12 months prior to the start of construction on a building greater in height than three <br /> stories, the party issued the building permit will pay to MHCSD the full cost of a new fire <br /> ladder truck built to specifications and equipped as determined by the MHCSD. <br /> B. If construction is begun on a building greater in height than three stories prior to June 30, <br /> 2012,the party issued the building permit will pay to MHCSD a dollar amount equal to <br /> Salaries and benefits for 11 fire personnel positions and all associated supplies, <br /> equipment and training, as determined by the MHCSD, for each fiscal year or portion <br /> thereof for the period beginning 6 months prior to the start of construction through June <br /> 30,2012. <br /> 26. Corporation Yard Facilities: Construction shall begin prior to issuance of the 4,500`" building <br /> permit, unless the MHCSD General Manager determines that the facilities are not yet <br /> 10 <br />
