CODE: 2332 <br /> Manteca, CA 95336 CONTRACTOR#: 3900 <br /> Our File No: 4854 <br /> Dear Mr. Wong: <br /> Richard Correll, of Correll Properties, has provided us with your letter of August 12, <br /> 1999, regarding the apparent environmental problem at the Jiffy Lube store in Manteca.. <br /> As I discussed with you briefly in our telephone conversation on August 18, 1999, we <br /> wish to inform you that Correll Properties, while the owner of the site in question, is not <br /> the occupant of the site. Rather, since 1986, the site has been leased to Broadbase, Inc., <br /> which is affiliated with Jiffy Lube. <br /> For your file, we enclose a copy of Pages 1, 2, and 13 of the October, 1986, lease <br /> between Joseph J. Longo (of Correll Properties) and Broadbase, Inc. Out of privacy <br /> considerations for the parties, we have redacted the.paragraph concerning rental, since <br /> that information appears irrelevant. <br /> Page 1 reflects that the lease commenced on October 15, 1986, Page 2 reflects the fact <br /> that the premises are to be used for an automobile service center or other lawful purpose, <br /> and Page 13 contains the signature of the tenant, Broadbase, Inc., and the landlord. You <br /> will note that Section 32.2 also provides that the lease was subject to the tenant obtaining <br /> a minimum three-year guarantee from Jiffy Lube International, Inc., which we <br /> understand was done. <br /> We assume that the discovery of the current contamination stemmed from the recent <br /> removal of a waste oil tank from the site.
