The land surfaces of the Site are paved with the exception <br /> of landscaped areas surrounding the Site. The surface of the Site is <br /> flat lying. <br /> 2.2 Adiacent Land Uses <br /> The Site is bordered to the north across Victor Road by Southern <br /> Pacific railroad tracks and a general contractor' s business, to the <br /> west across Beckman Avenue by a "Park and Ride" parking lot and State <br /> Highway 99, to the south by the San Joaquin Mosquito Abatement <br /> District facility and to the east by small commercial businesses and a <br /> trucking company. The San Joaquin Mosquito Abatement District facility <br /> includes a series of ponds located immediately adjacent to the Site <br /> (Figure 3) . The land surfaces of the adjacent lots are predominately <br /> flat with the exception of a swale to the west.
