-2- <br /> Kerry Sullivan <br /> COMMUNITY DEVELOPMENT <br /> PA-03-131 (SA) <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit from the County of San Joaquin Department of Public Works <br /> shall be required for work within the road right-of-way along Douglas Road. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Any work within the road right-of way along Pacific Avenue shall require an <br /> encroachment permit from the City of Stockton. <br /> 3. Frontage improvements along Douglas Road shall be constructed in accordance with the <br /> requirements of San Joaquin County Standards prior to issuance of occupancy permit. <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $10,055.10 <br /> per vehicle fueling position in conjunction with land use characterized as gasoline station <br /> with convenience market. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record.) <br /> (A credit may be allowed if it can be verified that the existing development on this site <br /> was in operation on or after April 23, 1990.) <br /> (Resolutions 00-433) <br /> 5. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is <br /> $490.00 per 1,000 gross square foot of building designated as Retail/Service. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent.) (A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 8.
