a. <br /> Kerry Sullivan -2- <br /> COMMENTS ON DEVELOPMENTS <br /> UP-01-09 <br /> 4. The frontage improvements for Airport way shall be constructed in conformance with <br /> the Special plan SP 65-1 for one-half of a 210-foot right-of-way street. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Improvement Plan. (A $325.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Department of Public Works and submitted to the <br /> Department of Public Works for approval. As an option, the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of$140.00.) (The fee due <br /> will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $176.84 per <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted u <br /> July 1 of each year by.the Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br /> (Resolution R-00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently <br /> is $456.00 per 1,000 gross square foot of building designated as Service Commercial. f <br /> The fee shall be automatically increased on January 1 of each year through the year <br /> 2005 at the rate of 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 9. A Traffic study is required due to potential`trafFic generated from the proposed <br /> development. The Consulting Engineer shall recommend the scope of work, such as <br /> road segments and intersections to be studied. County staff will make final <br /> determination of the scope of work. The developer shall deposit funds with the County <br /> for all costs, as estimated by the Department of Public Works Public Facilities Division, <br /> prior to Department of Public Works preparing or contracting for the required study. <br /> Mitigations required by the traffic study shall be provided by the applicant. <br /> (Development Title Section 9-1150.4) <br /> GK:SH:mr <br /> PS-1G066rM2 <br />
