I. INTRODUCTION <br /> Dillon & Murphy was retained by Mary Telles, to perform a soil suitability study <br /> for the Telles property located at 13021 S. Airport Way, Manteca, CA 95336. The <br /> subject parcel number is APN 195-040-08. The purpose of the study is to determine <br /> the suitability of the property for septic tank usage as well as testing the groundwater <br /> for certain chemicals as required by the County. The study was performed according <br /> to the requirements of Section 10100 of San Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Telles property consists of a 2.5 <br /> acre parcel and a remainder parcel (see appendix for map). There are two existing <br /> homesites on the 2.5 acre parcel being created. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The past and present use of the land has been homesites and agricultural. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There are existing septic systems that service the existing homes. In speaking <br /> with the people currently living on the site and the surrounding property owners, there <br /> have been no problems with septic systems. <br /> V. GROUND WATER AND DEPTH TESTING <br /> According to the map of "Lines of Equal Depth to Water Wells" published fall, <br /> 1990, by the San Joaquin County Flood Control and Water Conservation District, the <br /> depth to groundwater at this location is approximately 25 feet. <br /> See the appendix for the ground water gradient. <br /> There is an existing well on Parcel 1 as shown in the appendix. This well was <br /> tested for DBCP and nitrates three years ago (see appendix for results). No further <br /> testing was necessary. <br /> VI. SOIL PROFILE AND PERCOLATION TESTS <br /> One test hole was excavated to a depth of 3.0 feet in the area of the homesite. <br /> The purpose of the test hole was to determine percolation rates in this area. For <br /> approximate location of the test hole, see the Tentative parcel Map in the Appendix. <br /> The hole was prepared in accordance with County Standards. <br /> 1 <br />
