SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by John Gash to conduct a <br /> Soil Suitability Study and Nitrate Loading Study for the new Prie Winery to be located at <br /> 15628 North Alpine Road, Lodi, California (Plate 1). (l 3 <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is a small winery consisting of a 1,330 square That winery building, <br /> a 450 square foot crush pad, and an 875 square foot office and wine tasting building. A <br /> portion of the existing garage will be converted into restrooms for the winery. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 051-070-10. The parcel is <br /> approximately ten acres in size. The County project application number is PA-1200175. <br /> The Site currently contains a residence, garage, and swimming pool (Plate 2). One *J <br /> domestic water well and one septic system serve the needs of the residenceThe <br /> remainder of the parcel is vineyard. A recent aerial photograph of the property is (7— 1) <br /> included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 66 to 67 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County Community Development Department / <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general a ncu ure 6L <br /> with a minimum parcel size of 40 acres.
