CONDITIONS OF APPROVAL <br /> SA-01-83 <br /> Felten <br /> Site Approval Application No. SA-01-83 was approved by the San Joaquin County Community <br /> Development Department on December 11, 2001. The effective date of approval is December 21, <br /> 2001. This approval will expire on June 22, 2003, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been compiled with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Leanne Mueller,468-3228) <br /> a: IMPROVEMENT PLAN: Submit an"Improvement Pian". The Site Plan required as apart of the <br /> Improvement Plan must be prepared by a registered civil engineeror licensed architect. This Plan <br /> must show drainage,driveway access details(including gates),on-site parking,landscaping,signs, <br /> existing and proposed utility services,and grading(referto the"SITE PLAN CHECK LIST'for <br /> details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> E <br /> E b. APPROVED USE: This approval is for an off-site wine cellar in an existing 2,400-square-footbuilding <br /> as shown on the Pian dated October 30, 2001. Approximately 2,500 cases of wine will be stored at <br /> the off-site wine cellar. (Use Type:Wineries and Wine Cellars-Wine Cellar,off-site.) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License,prior to .the <br /> initiation of the use. The Business License may be applied for concurrent) with the building permit , <br /> Y 9 <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Alpine Road, shall be installed across the frontage of the project site. (Development Title Section <br /> 9-1020.7) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1)- All parking spaces, driveways, and maneuvering areas shall be surfaced with a minimum of <br /> four inches of aggregate base or gravel. (Development Title Section 9-1075.8[i]) <br /> (2) A minimum of one parking space shall be provided.(Development Title Section 9-1015.4) <br /> f. LOADING: One loading space shall be provided. The space shall be a minimum of 25 feet in length <br /> and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for <br /> delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> 2.
