T g: ACCESS AND CIRCULATION: The following. requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty five.(25) feet fortwo way aisles!and sixteen (:16}feet for one-way aisles,except.thaVin no.case:shall driveways,designated as'fire department access be less than twenty (20) feet wide. (Developmenf; Title` Section 9- h. LIGHTING: ,l.ighting shall be provided and comply with the following:. (1) If the parking area is to be used.at night, parking lot and security lighting: shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided,,.however, that such light shall�not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: Y (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Navone Road, shall be installed across the frontage of the project site. Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen:,six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent.screen. BUILDING .CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the'construction plans before submittal to the Building Inspection Division: (1) Provide restrooms conforming with all disabled access requirements(C.C.R.,'title 24). (2) Provide office facility. 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan,468-3000) a. An encroachment permit shall be required for any work within the County right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- 1145.5) c. An access agreement for use of Navone Road, a private road, shall be prepared by the applicant and recorded prior to issuance of the building permit if Navone Road is used for access. d. The frontage'improvements for Arata Road shall be constructed in conformance with the standards for one-half ofa' 50-foot-wide right-of-way rural road street.
