CONDITIONS OF APPROVAL <br /> (as adopted by the Planning Commission on April 7, 2005) <br /> PA-0400737 <br /> MOUNTAIN HOUSE NEIGHBORHOOD E CONDOMINIUMS <br /> Major Subdivision Application No. PA-0400737 was approved by the Planning Commission <br /> on April 7, 2005. The effective date of approval is April 17, 2005. This tentative map approval <br /> will expire on April 16, 2008, which is three (3) years from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Final Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section <br /> Number have been identified as ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified and other ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler <br /> Martin, 468-3144) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s)shall be in substantial compliance with <br /> the Tentative Map dated December 2, 2004 and all Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master <br /> Plan and all other applicable Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the <br /> Community Development Director without requiring a new subdivision map <br /> application or a revision to approved actions application. <br /> C. All condominiums along Mountain House Creek Community Park shall appear to <br /> front on the Mountain House Community Park creek corridor. <br /> Timing: Prior to final map approval and any other Development Approvals subsequent to <br /> the tentative map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be <br /> subject to Design Consistency Review and shall be consistent with the conditions of <br /> approval for the Tentative Map. Final Maps shall be recorded containing the following <br /> note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this <br /> subdivision map shall be subject to Design Consistency Review and shall be consistent with <br /> the conditions of approval adopted for the Neighborhood E Condo Tentative Map." <br /> 3. Consistency: Final maps, improvement plans and all subsequent development and <br /> building applications within the boundaries of the Tentative Map shall be reviewed by the <br /> San Joaquin County Community Development Department and found consistent with the <br /> approved Tentative Map, including all conditions of approval,the Mountain House Master <br /> 1 <br />
