xiv) Note that accessible parking spaces are required for each phase of the project. These parking <br />space(s) shall be located as close as possible to the primary entrance to the building. <br />xv) Adequate sanitary facilities shall be provided for the multi -recreational building, per the <br />requirements of Chapter 4 of the California Plumbing Code. <br />xvi) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br />requirements of the California Code of Regulations, title 22, Division 2, Chapter 2.7 <br />2) ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Ted Tasiopoulos, 953-7698) <br />a) The San Joaquin County Development Title Requirements listed below have been identified as <br />pertinent to this project. Other requirements may also apply. These requirements cannot be <br />modified. <br />b) Any geotechnical drilling shall be conducted under permit and inspection by The Environmental <br />Health Department (San Joaquin County Development Title, Section 9-1115.3 and 9-1115.6). <br />3) DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, 468-3000) <br />a) The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and <br />payable at the time of building permit application. The fee shall be automatically adjusted July 1 <br />of each year by the Engineering Construction Cost Index as published by the Engineering News <br />Record. (Resolution R-00-433) <br />Informational Notes: <br />(i) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building <br />Division of the Community Development Department prior to issuance of the <br />building permit. Contact the Solid Waste Division (468-3066) for information. <br />(1) This property is subject to the requirements of San Joaquin County Mosquito & Vector <br />Control District (209-982-4675) and the California Health and Safety Code for the <br />prevention of mosquitoes. Best Management Practices (BMP) guidelines for stormwater <br />devices, ponds and wetlands are available. <br />4) MOUNTAIN HOUSE COMMUNITY SERVICES DISTRICT (Staff Contact Anthony Docto, 209-831- <br />2300) <br />a) The Park and Ride lot is a condition of the Wicklund Village Tentative Map. Per the attached letter <br />from Mr. Paul Sensibaugh, MHCSD General Manager, May 3, 2005, the Park and Ride lot is <br />deferred to the time of the development of the Community Commercial Shopping Center along <br />Central Parkway and Arnaudo Boulevard. Therefore, the Park and Ride lot shall be a condition of <br />approval associated with development of the Community Commercial Shopping Center along <br />Central Parkway and Arnaudo Boulevard. <br />b) Traffic signals at Providence Street and Arnaudo Boulevard/Tradition Street and Arnaudo <br />Boulevard shall be required when warranted or triggered by the traffic study or a condition of <br />approval for the Neighborhood F map. <br />c) Construction of an 8 -feet wide pedestrian/bike path shall be provided for all collector streets <br />entering the Town Center. <br />d) All construction activities shall be in compliance with the storm, sewer and water master plans. <br />PA -1700047 Condition of Approval <br />
