AUSTIN ROAD, <br /> HERCULES VOURAKIS <br /> At its regular meeting of November 9, 1999, the Manteca Planning Commission voted <br /> to forward an unfavorable recommendation to the County based on the following <br /> reasons: <br /> The concern with the pattern of land use change occurring along this segment of Austin <br /> Road. Altering this area on a parcel-by-parcel basis from its present planned <br /> agriculture land use and existing rural residential setting to commercial and heavy <br /> industrial land use is not consistent with both the County's and the City's adopted <br /> General Plans. Except for the property owner's effort to legitimize an illegal use, there <br /> is no compelling reason for the land use and the character of this residential <br /> neighborhood to be altered. This request will not expand an established industrial area <br /> nor will it implement a planned industrial center. Piecemeal changes to the existing <br /> land use pattern are premature in the absence of an overall plan and municipal <br /> services.
