INTRODUCTION <br /> This Soil Suitability Study and Nitrate Loading Study presents the results of my investigation <br /> concerning the soil characteristics and groundwater under the subject property referenced on the <br /> Title Page. This study was completed to satisfy the requirements of the San Joaquin County <br /> Environmental Health Department (EHD). The project consists of 11 parcels as depicted on the <br /> attached Site Plan Map, sequentially numbered 10 through 20. <br /> The EHD is specifically concerned with the following regarding this project: 1.) To determine if <br /> the proposed eleven parcels and particularly the assumed homesite areas are acceptable for the <br /> proper operation of a septic system which will function as intended for its anticipated lifespan, and <br /> 2.)Provide analysis and recommendations based upon the environmental criteria encountered in <br /> this study, particularly with regard to the soil studies and nitrate loading potential. This report is in <br /> compliance with the requirements for a Soil Suitability Study and Nitrate Loading Study under San <br /> Joaquin County Development Title Section 9-1105.2 Item (d). <br /> Within the text of this Report, bolded Section (§)numbers are referenced at the beginning of an <br /> applicable Paragraph or Paragraphs,Appendix or Table of Contents that correspond with the EHD <br /> 1 Requirements Checklist. Section Numbers referenced as SSS§, are sections applicable for the <br /> Soil Suitability Study Requirements Checklist. Section Numbers referenced as NLS§, are <br /> sections applicable for the Nitrate Loading Study Requirements Checklist. Other portions of <br /> text may also apply to other sections of the Checklists. <br /> !� II. SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> a <br /> SSS§ 1.1, 1.2, 2.1 The property is currently zoned Agriculture 40, and is located east of the City of <br /> Tracy, between Chrisman Road and Banta Road. The project consists of 11 antiquated Parcels, <br /> f encompassing approximately 110 acres of land that has been farmed for many years. The <br /> purchasers of each Parcel may construct a single family residential (SFR) structure, with an <br /> associated septic system and domestic well. It is possible EHD would support second unit <br /> dwellings on the proposed Parcels. Septic systems and wells for each Parcel must be installed <br /> r under EHD permit and inspection. <br /> West Side Irrigation District (WSID)water may be used for irrigation of acreage surrounding each <br /> homesite through an on-site pipeline system. Adjacent to the southeast corner of the property is an <br /> irrigation pond, which may be there indefinitely. <br /> SSS§ 4.2 Surrounding property use consists predominately of row crop and pasture land, low <br /> density single family residences, a railroad to the north, and commercial facilities such as small <br /> a businesses, large industrial complexes, and the east side of Tracy, which are all on septic systems. <br /> These systems have contributed to confirmed groundwater contamination. <br /> Page -2- <br /> Chesney Consulting <br /> i <br /> I <br />
