5 <br /> 1.0 INTRODUCTION <br /> As requested, Construction Testing and Engineering, Inc. (CTE) has completed the soil <br /> suitability evaluation for the proposed warehouse building at 26550 South Banta Road in <br /> Tracy, California. The Assessor's Parcel Number of the property is 252-150-12 (see <br /> Figure 3, attached). The purpose of this evaluation is to assess the suitability of the <br /> property for on site septic tank usage. The evaluation was performed in general <br /> accordance with the requirements of San Joaquin County Environmental Health "Soil <br /> Suitability Study Requirements Checklist" (EHD 26-03, 9/25/07) and Section 9-10100C <br /> of San Joaquin County Ordinance Code. The following report includes information <br /> regarding the proposed improvements, past, present and proposed use of the property, <br /> subsurface soil conditions, groundwater level and percolation test results. <br /> 2.0 SITE AND PROJECT DESCRIPTION <br /> The project address is 26550 South Banta Road in Tracy, California. The site is located <br /> on the east side of South Banta Road approximately 1.25 miles north of Linne Road. The _ <br /> property is a relatively level (elev. 75f), triangular shaped, 3.53 acre parcel zoned as I-W <br /> (Warehouse Industrial). <br /> Development at the site is proposed to include a 16,500 square-foot farm equipment <br /> repair facility. The facility is understood to include a 6,000 square foot warehouse <br /> building for indoor repair work and a 10,500 square-foot covered area for shaded <br /> parking. The site is independent from public sewage disposal systems, therefore, use of <br /> septic tank and leach field is proposed. Industrial waste production is excluded. A storm <br /> drain retention basin is expected to be completed in the south east corner of site as part of <br /> the project. A "Site Index Map" showing existing site features is included as Figure-1. <br /> 3.0 PRESENT AND PAST USES <br /> Based on historic aerial photography and USGS topographic mapping, no previous <br /> structures are indicated to have existed on the subject site. The site appears to have been <br /> utilized for agriculture production prior to 2006 and appears to have been vacant since <br /> approximately 2006. Primary use of adjacent properties is currently industrial/warehouse <br /> or agricultural production and in the past has been industrial/warehouse or agricultural <br /> production. Observations of the adjacent property from public vantage(s) did not indicate <br /> adverse perform�ofseptic facili ' . — <br /> 4.0 EXISTING AND PROPOSED USAGE <br /> The site is currently vacant and currently there is no existing septic tank on the site. No <br /> septic tanks/systems are known to have existed in the past.(Imo)septic permits have been <br /> previously applied for or issued and no repairs have ever been made for septic systems at <br /> the vacant site. A search of existing permits for the adjacent properties on Banta Road <br /> resulted in no existing septic permits on file (http://www.sigov.org/Commdcv/cgi <br /> bin/cdyTT exe?gLp=main&htm=accela-permits).
