Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> Deny Site Approval Application SA-01-94 based on the inability to make the Findings 4 and 5 for a <br /> Site Approval contained in the staff report. <br /> Findings <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan; any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan; and any other plan adopted by the <br /> County. <br /> • This finding can be made because gasoline sales may be conditionally permitted in the C-N <br /> zone with an approved Site Approval. <br /> 2. Adequate utilities, roaJway improvements, sanitat;on, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because full public services are available, and the project has <br /> been designed consistent with the planned road improvements to Benjamin Holt Drive and <br /> Grigsby Place. <br /> 3. The site is physically suitable for the type of development and for the intensity of the development. <br /> • This finding can be made because the Site Plan demonstrates that all requirements of the <br /> zone can be met. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding cannot be made because the project will have a significant effect on the <br /> neighborhood environment in regard to noise,aesthetics,and a potential increase in crime. <br /> 5.
