' I <br /> CONDITIONS OF APPROVAL <br /> SA-92-22 <br /> GABRIEL AND DANA AVILA I� <br /> i <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> The Ordinance Requirements listed below have been identified asl <br /> pertinent to this project. Other Ordinance Requirements; may also <br /> apply. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: i1 <br /> a. This approval shall be for a farm equipment repair <br /> facility in a new 8, 000-square foot (maximum size) <br /> building. There shall be no manufacturing activities <br /> associated with this approval. <br /> b. All farm equipment repair shall take place within the <br /> proposed structure. <br /> C. There shall be no outdoor storage of materials associated <br /> with the approved use as a part of this approval. . Area <br /> for outside storage of equipment shall be shown on the <br /> Improvement Plan. <br /> d. Service vehicles shall be stored within the permitted <br /> structures. <br /> i <br /> e. A minimum of four automobile parking spaces shall be <br /> provi.a.ed and shall be shown on the Improvement Plan. The <br /> size of the parking spaces shall be consistent': with the <br /> requirements of Section 9-3702 of the Planning''Title. <br /> f. - Driveways and maneuvering areas shall, at a minimum, be <br /> surfaced with six (6) inches of rock base, except as <br /> otherwise required by the Uniform Fire Code. The four <br /> automobile parking spaces shall be permanently paved and <br /> maintained with concrete or asphalt concrete. Bumper <br /> guards shall be provided where necessary to, protect <br /> adjacent structures of properties. All paving details <br /> shall be included on the Improvement Plan. <br /> k <br /> g. All outdoor trash receptacles shall be contained within <br /> a trash enclosure. The enclosure shall be located on I <br /> permanent paving, be designed to accommodate all trash. <br /> receptacles, and be constructed on three sides with a <br /> -solid wall and gated on the fourth side. The location of i <br /> the trash enclosure shall be designated on the <br /> Improvement Plan. <br /> I <br /> i <br />
