Curtis <br /> Civil Engineer <br /> C.E. # 11584 <br /> 418 Matthew Plaza. <br /> Lodi, California 95240 <br /> Phone: (209)368-4159 <br /> August 20, 2001 <br /> San Joaquin County Public Health Service <br /> Environmental Health Division <br /> Subject: Soil Suitability Study for creating three (3) parcels,Parcel 1 to contain 44 acres, <br /> Parcel 2 to contain 44 acres and Parcel 3 to contain 40 acres, out of a larger 128 acres <br /> parcel,all as shown on the attached"Parcel Map" for the Brad Dias Property located at <br /> 25057 South Bird Road, Tracy, CA 95304 in San Joaquin County. <br /> Submitted for your review and consideration are the results of three shallow <br /> percolation tests and a soil profile test conducted on the Brad Dias property located at <br /> 27057 South Bird Road, Tracy, California 95304 in San Joaquin County. <br /> EXISTING LAND USE: <br /> The northeast corner of Parcel 1, consisting of 44 acres, is the only developed <br /> portion of the subject property. This developed portion contains two(2)houses, one(1) <br /> garage, one (1) well, one(1)barn, four(4) sheds and a septic system. These <br /> improvements are shown on the attached"Parcel Map"and are all in the northeast corner <br /> of Parcel 1. All of the remaining undeveloped property is devoted to agricultural pursuits. <br /> The crops being produced at the present time are apples and walnuts. <br /> FUTURE PLANNED PROPERTY USE: The only planned future development at the <br /> present time is on Parcel 1 and consists of making an addition onto the present home. No <br /> future development is being contemplated at the present time on Parcels 2 and 3. These <br /> remaining two parcels will continue to be farmed as they presently are. <br /> EXISTING SEPTIC SYSTEMS: Existing San Joaquin County records of septic system <br /> permits along South Bird Road were reviewed as well as the area in the immediate <br /> vicinity of the subject property. A total of six(6) septic permits were reviewed and none <br /> of them were for the Brad Dias property located at 27057 South Bird Road, Tracy, <br /> California 95304. Four(4)of the septic permits reviewed were for new leach field <br /> installations. The first was for constructing six (6) leach lines, each one-hundred(100) <br /> feet long, for a total of 600 feet of leach lines. The second was for constructing four(4) <br /> leach lines,,each sixty(60) feet long, for a total of two hundred forty (240)feet of leach <br /> lines. The third was for constructing two (2)leach lines, each eighty(80) feet long, for a <br /> total of one hundred (160)of leach lines. The fourth was for constructing a total of two <br /> Brad Dias, 27057 South Bird Road, Tracy, CA 95304 <br />
