Conditions of Approval <br /> MS-92-125 <br /> Page 2 <br /> e. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> f. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411.1) <br /> g. Parcel 1 shall contain a minimum of 1.50 acres net. <br /> (Planning Title Section 9-3109.5) <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br /> b. The existing private water wells shall be tested for the <br /> chemical nitrates prior to recordation of the Parcel Map. <br /> Samples are to be taken and run by a State-approved lab. <br /> (San Joaquin County Planning Title 9-10100-05) <br /> C. Construct an individual domestic water well on remainder <br /> parcel under a well permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> San Joaquin county Ordinance No. 1862, Section 5-4100) <br /> d. Construct an individual sewage disposal system(s) on <br /> remainder parcel under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> (San Joaquin County Ordinance Code Section 5-3003) <br /> 3. DEVELOPMENT SERVICES DIVISION: <br /> a. The proposed property line on the south side of Parcel 1 <br /> shall be moved south to eliminate the 25 foot strip. <br /> b. The minimum parcel size shall be 1.5 acres. (Planning <br /> Title Section 9.4010. 2 {b}) ) <br /> C. The minimum parcel width shall be 100 feet. (Planning <br /> Title Section 9.4010. 1) <br />
